Built Up Roofing (BUR)

For over a century, built-up roofing (BUR) has been one of the most trusted low-slope roofing systems in commercial construction. Also known as "tar and gravel roofing," BUR systems combine multiple layers of bitumen and reinforcing fabric to create a seamless, waterproof membrane that can withstand decades of weather, foot traffic, and heavy equipment loads.

We design, install, and maintain BUR systems for warehouses, industrial facilities, retail centers, and office buildings throughout Oklahoma. Below, we break down how BUR roofing works, its benefits, and why it might be the right choice for your property.

What Is a Built-Up Roofing System?

A built-up roof is constructed from alternating layers ("plies") of reinforcing fabric — typically fiberglass or organic felt — and hot-applied bitumen (asphalt, coal tar, or cold-applied adhesive). Most systems use three to five plies, topped with a protective surface layer such as gravel, mineral cap sheet, or a reflective coating.

Each layer is fully adhered to the one below it, creating a monolithic, redundant waterproofing membrane. If one layer is compromised, the remaining plies continue to protect the building — a key reason BUR has remained popular for over 100 years.

How BUR Roofing Is Installed

  1. Deck Preparation — The roof deck is cleaned, inspected, and repaired as needed.

  2. Insulation Layer — Rigid insulation boards are installed to improve energy efficiency and meet code requirements.

  3. Base Sheet — A base ply is mechanically fastened or adhered to the insulation.

  4. Ply Sheets & Bitumen — Multiple layers of felt or fiberglass reinforcement are applied, with hot bitumen mopped between each layer.

  5. Surfacing — The final layer is capped with gravel, a mineral-surfaced cap sheet, or a reflective coating for UV and weather protection.

Benefits of Built-Up Roofing

  • Proven durability — BUR systems commonly last 20–30 years with proper maintenance.

  • Multi-layer redundancy — Multiple plies mean added protection against leaks.

  • Excellent for foot traffic — Ideal for roofs with regular maintenance access or rooftop equipment.

  • Superior fire resistance — Gravel-surfaced BUR systems offer strong Class A fire ratings.

  • UV and weather resistance — The gravel or mineral cap layer shields the membrane from sun and storm damage.

  • Cost-effective long-term — Lower material cost per layer compared to some single-ply systems, with a long service life.

Is BUR Right for Your Building?

Built-up roofing works best on:

  • Low-slope or flat commercial roofs

  • Buildings with heavy rooftop equipment or frequent foot traffic

  • Facilities in regions with intense UV exposure or hail

  • Property owners prioritizing long-term durability over lightweight materials

BUR is generally not recommended for roofs with steep slopes, extreme temperature swings that cause excessive expansion/contraction, or buildings needing a very lightweight system.

BUR vs. Other Commercial Roofing Systems

System                                         Lifespan                                    Best For Maintenance

Built-Up Roofing (BUR)             20–30 years                       Heavy foot traffic, flat roofs - Moderate

Modified Bitumen                      15–20 years                       Similar to BUR, faster install - Moderate

TPO/EPDM (Single-Ply)             15–25 years                       Lightweight, energy-efficient roofs -Low

Metal Roofing                            30–50 years                       Sloped commercial roofs - Low

Maintenance & Lifespan

With biannual inspections and prompt repair of blisters, splits, or ponding water, a properly installed BUR system can exceed 25–30 years of service. Commercial Roof Pro / Superior Commercial Roofing offers preventative maintenance plans to catch small issues before they become costly leaks.

 FAQ SECTION

How long does a built-up roof last? A well-installed and maintained BUR system typically lasts 20 to 30 years, depending on climate, roof traffic, and maintenance frequency.

Is built-up roofing more expensive than single-ply systems? Upfront material and labor costs are often comparable to or slightly higher than single-ply systems, but BUR's long lifespan and durability frequently make it more cost-effective over the life of the roof.

Can a built-up roof be repaired instead of replaced? Yes. Because BUR systems have multiple redundant layers, many leaks and damaged areas can be patched or re-surfaced without a full replacement, extending the roof's usable life.

How often should a BUR roof be inspected? We recommend inspections at least twice a year (spring and fall) plus after any major storm event.

Does built-up roofing work in an Oklahoma climate? Yes. BUR systems perform well in a range of climates and are especially resistant to UV exposure and foot traffic, making them a strong option for Oklahoma's  "hot summers and seasonal hailstorms".
